Every distress signal on the record, one sheet

Compiled from official county record feeds, not scraped websites. The courthouse records Monday through Friday, and your sheet arrives the morning after recording: Monday's filings on Tuesday morning, Friday's on Saturday morning. Nothing records on weekends, so there is no Sunday or Monday sheet, and nothing is ever missed. Each sheet covers every recording day since the last one, including around county holidays. Every event is matched to the property so you see the full picture before you drive by.

A live calendar, not a stale one

A tax deed sale is the one distress event in Duval County with a published date attached to it. But the published calendar is a moving target. Of the parcels scheduled for sale in the twelve months ending August 2026, roughly one in four actually reached the auction block. The rest redeemed or came off the calendar first, most of them because the owner paid. A list that was accurate three weeks ago is mostly parcels you can no longer buy.

Every parcel still scheduled, with the sale date attached

Each entry carries the assigned sale date and the days remaining until it, the opening bid, the certificate number and year, the tax deed case number, and the applicant who filed. Parcels are grouped by sale date and ordered by opening bid, so the cheapest way into any given auction is at the top of that auction's block.

Redeemed and withdrawn parcels are removed, not carried forward

This is the part that separates it from reading the county calendar yourself. When a parcel redeems or is pulled, it comes off the sheet. You are never driving by a property, ordering a title search, or setting aside funds for a parcel that is no longer for sale. What arrives is the set of parcels that were still live when the sheet was built.

Because a parcel can redeem at any time up to the sale, the sheet is a snapshot rather than a guarantee. Every entry carries the date its status was read, and the standing instruction is to verify against the Clerk before you bid.

Opening bid shown against assessed value

The opening bid is what the county needs to clear the certificate and costs. The assessed value is what the property appraiser has the parcel at. Both sit on the same row, so the spread is visible without a second lookup, and the parcels where that spread is wide are obvious on a scroll.
